  • Hardwood floors can usually be refinished 4–6 times in their life; once the wear layer is gone, replacement is the only option.

Installed pricing typically ranges $7–$12/sf for LVP, $10–$18/sf for engineered hardwood, $14–$24/sf for solid hardwood, $12–$22/sf for porcelain tile, and $5–$9/sf for carpet — including removal of existing flooring and standard subfloor prep.

Hardwood is the long-term winner for living areas, primary bedrooms and resale value (and can be refinished). LVP wins for wet areas, kids' rooms, mudrooms, basements and rentals where waterproof and scratch resistance matters most. Many homes mix both intentionally.

Usually yes — solid hardwood can be sanded and refinished 4–6 times over its life. Engineered hardwood depends on wear-layer thickness; some can be lightly sanded once or twice. We assess yours before recommending refinish vs. replace.

A typical 1,500 sq ft home with one material type takes 3–7 days including removal, subfloor prep, install and trim. Tile and refinishing projects can take longer because of cure and dry times.

Modern dust-containment sanders capture 95%+ of sanding dust. We also use plastic zip walls to isolate work areas. Cleanup is part of every job, but expect minor cleanup for fine dust the first week after sanding.
